Building Permitting

Building Permitting
All building permits issued by the Town of Lantana will require inspection. You must apply for and receive a permit before having an inspection.
If you've completed work on a permitted project, call the Town of Lantana Inspection Line at 561-540-5788 before 3 pm to schedule an inspection for the next business day. Inspections are conducted between 9 am to 3 pm on business days.
When requesting an inspection, be sure to provide the following information: permit number (shown on permit and inspection record), contact name, phone number of responsible person in charge, job site address, and specific inspection requested (e.g., Footer, tin/tag, etc.).

You can apply for a permit through the Development Services Department, Building Division. Feel free to visit our office at 504 Greynolds Circle or to contact us for information on submitting a permit. All submittals for a permit require 2 paper copies and 1 digital copy of the proposed work. If you're curious if the project meets Town Code and will be allowed in the town, please reach out to us before submitting a permit application.

Permit fees are collected at the time of submittal. Payment can be made by cash, check or money order only. Credit cards and online payments are not accepted.

Contractors registered in the Town of Lantana can apply for a permit. Also, a property owner may apply for a permit (within certain guidelines) as an owner/builder. Building inspections occur when an applicant for a permit requests an inspection of completed work. When a permit applicant is ready to have an inspection, they must request the inspection on the Town inspection line. A Building Inspector will only visit your home in the case of a requested inspection or in a response to an emergency event. The inspector will always be wearing a Town of Lantana name badge. If you'd like to verify the inspection, please call the Development Services Department at 561-540-5776 or email the Building Division. If you feel someone is impersonating a Building Inspector, please report this to the Town of Lantana Police Department.

Building Permitting
- The applicant should provide a completed permit application with all backup documentation to the Town Development Services Staff.
- The applicant should also provide all contractor registration details or Owner Builder Affidavit (if applicable) to staff.
- The applicant should provide payment for the permit application to staff.
- Staff will review the application package for application sufficiency and completeness.
- Reviewers for independent disciplines will review the application for compliance with laws and ordinances (as applicable for each permit type).
- Staff will provide the applicant with written documentation of any application deficiencies at the email address provided at the time of application.
- As applies, the applicant should resubmit documentation to correct deficiencies.
- Upon correction of all deficiencies and compliance with all laws and ordinances, the Town Building Official will approve and issue the permit (or may deny the permit if compliance is not met).
- Staff will notify the applicant that the permit has been approved at the email address provided at the time of application.
- The applicant may pick up the approved permit documentation at the Development Services Department.
- At the time of pick-up, staff will provide the applicant with a list of required inspections (inspection card) for the project.
- The applicant should submit a recorded Notice of Commencement for A/C Permits over $7,500, and any other permitted project over $2,500 in value prior to requesting an inspection.
- The applicant should submit other final documentation such as surveys, as-builts, elevation certificates, and others (as applies) to town staff prior to requesting an inspection.
- The applicant may request an inspection by calling the inspection request line for the town at 561-540-5788 or by emailing the Building Division about the request with the permit number, contact name, phone number, job address, and inspection requested.
- Once all inspections are passed, the Town Building Official will designate the permit as finalized.

A business tax receipt is a type of license required to operate a business. These were formally called occupational licenses. In Florida, the name for a license required to open and run a business is called a business tax receipt. They are referred to commonly as BTRs.

Yes, all businesses operating in Lantana require a BTR – even home-based businesses.

You are required to keep your BTR active at all times. You can keep your BTR active by paying the yearly BTR fee each year by September 30th. You can pay in person at our office or mail the fee to our office at:

BTR payments run on a fiscal year cycle. Each year, your business tax receipt is due by September 30. For example, if you pay your business tax receipt for fiscal year 2021 to 2022 by September 30, 2021, it will remain active until September 30, 2022.

A Code Enforcement Officer can either initiate a code violation action based upon their own observation or in response to a citizen complaint.

Please provide your name and address when making a complaint as complaints may not be made anonymously (per Florida Statute). Please provide the correct address of the possible violation and a clear description of the problem.

Ordinance O-14-2010 established the current process for Registration of Abandoned Real Property. Visit Sec. 6-36 of the Town Code of Ordinances for more information.
To complete the registration process, please complete the registration application and return to the Code Enforcement Division at the Development Services Department along with a $100 (cash or check) application fee.

- Improper display of signs (Yard Sale, Help Wanted, etc.) on the swale, trees or utility poles, etc.

Code Enforcement
When you violate the code, the Code Enforcement Officer will usually give you a verbal warning or written warning. This is to inform you of the violation and allow you some time to correct the condition. If the condition is particularly unsafe, obnoxious or life-threatening, this warning may be skipped and the Town of Lantana may require immediate compliance.
If you do not correct the violation during the allotted time, you will be issued Notice of Violation (NOV). The NOV indicates a specific number of days and will provide a suggested method to correct the problem.
The property will be re-inspected to determine if the violation has been corrected by the designated date. If it has not been corrected, the officer will issue a Citation to Appear before the special magistrate via certified mail.
The Special Magistrate sits as a judge to rule on code violation cases and meets at Town Hall once a month (typically the third Thursday of each month). The Special Magistrate's decision will usually specify how to correct the violation and declare a date by which the violation(s) must be corrected.
The Special Magistrate will also impose administrative costs and set a fine to take effect if the violation is not corrected.

Please either mail a check for $50 (made payable to "Town of Lantana") with a letter request attached (including the property address, Property Control Number, and contact information of requestor) to the Development Services Department or submit the $50 cash/check payment and the request to our department during office hours.

The Town Code defines "swale area" as areas lying between the paved roadway and the sidewalk or between the paved roadway and the right-of-way boundary line adjacent to the paved roadway. The property owner is required to maintain the landscape material and condition of the Town swale adjacent to their property. Additionally, the Town Code allows you to place specific materials in your swale area, based on your zoning district. The Lantana Town Planning Commission sits as both the Local Planning Agency and Zoning Board of Appeals for the Town of Lantana. Members of this board vote to provide recommendations to the Town Council on items such as changes to the Land Development Regulations, rezonings, future land use changes, annexations, and applications for variances from the Town Code. Meetings are typically held on the fourth Wednesday of the month in the Lantana Town Council Chambers.
