Flood Information

 

FLOOD ZONES

The Town of Lantana has areas that are considered Special Flood Hazard Areas that require all buildings to be constructed at, or above, the Base Flood Elevation. The Zones are A-7 and V-8.

A Zones

These zones are located along the west shoreline of the Intracoastal Waterway and extend westerly approximately one block and on Hypoluxo Island.

These flood zones are areas where rising waters can cause flooding problems if the lowest habitable floor of the building is not built at, or above, the base flood elevation.

Enclosed areas below the base flood elevation must have proper opening sized to allow floodwaters to flow into and out of these areas without causing any obstructions.

V Zone

This flood zone is located East of the Dune along Lantana Beach. This zone is considered high hazard because it not only has rising waters, but also has the velocity of the water to consider. This velocity can erode foundations and cause structural damage to buildings.

Enclosed areas below the base flood elevation are not allowed unless the walls are built as breakaway walls, and the area is not used as a habitable area. These breakaway walls are designed to collapse under the pressure of the water so the water can readily flow under the building without causing any erosion or structural damage.

All new construction and additions in these special flood hazard areas must comply with the special flood hazard requirements required by the Federal Emergency Management Agency. Remodeling projects whose costs exceed 50% of the existing value of the building or structure must also comply with flood damage control requirements. These requirements can be found at Chapter 6, Article VII, FLOODPLAIN MANAGEMENT in the Town of Lantana Code of Ordinances.

The Town of Lantana participates in the National Flood Insurance Program Community Rating System, and is rated a Class 9 community. This allows a property owner who purchases a flood insurance policy to receive a 5% reduction of the cost of the policy.

As part of our participation, the Building Department provides Flood Zone and Base Flood Elevation determinations from the Flood Insurance Rate Map.

FLOOD AWARENESS

 

Your Building Department works to provide safe buildings for you through the permitting and inspection of construction work in Town.  We are also responsible for Floodplain Management, so we can also provide you with information and assistance on flood zone questions.   By enforcing Federal Emergency Management Agency (FEMA) regulations the Town qualifies our property owners for flood insurance through the National Flood Insurance Program.  The Town of Lantana participates in the "Community Rating System", which benefits flood insurance policy holders in our town because we earn credit points to allow a discount in your flood insurance premium.   By providing additional services, such as outreach programs to make information about the program more easily available, the Town earns additional credits and further reduces your premiums.  Look for a Flood Information brochure in one of your future water bills.

 

Information about flooding and flood protection is available at the Town and County Libraries, Town Hall, the Building Department, and on our website.  Also, the Town will provide copies of Elevation Certificates that we have on file and a flood zone determination for your property.  Please call the Town of Lantana Building Department at 540-5780 for more information.
